I am a Registered Home Inspector (RHI) associated with OAHI (Ontario Association of Home Inspectors), and a National Certificate Holder (NCA #00345), with CAHPI (Canadian Association of Home and Property Inspectors. I am also a certified WETT (Wood Energy Technology Transfer), Basic Inspector; a Certified Engineering Technologist who has extensive experience in the home building and renovation industry; a qualified septic inspector for basic septic systems (limited visual); and a certified Level 1 Thermographer able to conduct infrared testing. What We Can Do For You:
As your Registered Home Inspector I can assist you in several ways: I will conduct an impartial inspection of any type of home, or seasonal residence you are interested in, by closely examining the many major components of the home or cottage. The inspection is a top to bottom examination from roof design and its condition, to structural issues such as foundation, wet basements and everything in between. This includes the exterior, interior, electrical, plumbing, heating and air conditioning components of the structure. Any identified deficiencies are documented in a comprehensive 200-page binder. In addition, the reporting system covers scheduling maintenance activities, and how much to budget for those upcoming major expenses. Thinking of buying? The inspection can take place as part of the Offer to Purchase. In the case of a hot market, or if it looks like multiple offers will be presented, I can do a pre-offer inspection. This will give you, the purchaser an advantage. You will know what condition the home is in and you can feel confident about putting in a firm offer. If buying a new home, we can accompany you on your pre-delivery inspection as part of the Tarion new home program.
Thinking of selling? Something you may not have thought about – I can inspect your home so that you are able to identify any existing areas of concern. You are then able to decide whether to correct the problems before listing your home for sale; or alternatively, be prepared to use identified items as points of negotiation. Tarion Home Warranty I can assist you prior to the expiration of your new home warranty with Tarion. I can either conduct a single item inspection, or a complete inspection of the dwelling. Items identified can then be used in your summary report.
House Insurance Issues? I can specifically look at your house to advise you with respect to ever-changing house insurance issues, such as knob and tube wiring, aluminum wiring, furnace oil tanks, 60 amp main hydro panels, cast iron and galvanized piping, just to mention a few. WETT A basic (Level 1) inspection of the readily accessible components of the wood burning appliance to determine if distances to combustibles complies with current regulations. Indoor Air Quality Is your house making you sick? Indoor Air Quality testing whether in a house, or business environment, tests for acceptable, or unacceptable, levels with respect to temperature, relative humidity, carbon monoxide, carbon dioxide, particulates, and TVOCs (total volatile organic compounds). Infrared Thermal Imaging Infrared thermal imaging may be used to identify air leakage, poor insulation, moisture issues, electrical defects whether in a house or commercial environment.
What area do I cover? I will gladly travel within the Districts of Lake of Bays, Muskoka, Parry Sound, and Simcoe including, but not limited to: Bala, Baysville, Bracebridge, Burk’s Falls, Dorset, Gravenhurst, Huntsville, Kearney, Kilworthy, Magnetawan, Novar, Orillia, Parry Sound, Port Carling, Seguin, South River, Sundridge, Washago, and surrounding areas. Inspections conducted in Toronto and the GTA include, but are not limited to the Thornhill, Richmond Hill, Markham, Aurora, Newmarket, and Vaughan areas.
Cost? Cost will vary depending on the age and size of the home being inspected. On average an inspection takes 3 to 4 hours, including time spent with the client reviewing the report. This fee includes any subsequent time spent on questions regarding the report, contractor referrals where applicable, and questions concerning possible home maintenance issues at any future date.
Additional services: Septic inspection, WETT Certificate Inspection, Indoor Air Quality Testing and Infrared Evaluation are charged separately. Click on here to download a printable Client Contract.
